Yes, this one holds up. Water is the strongest part of the score, the ground is flat, and the season is long. The catch is underfoot and out front: the soil stays wet, which means a pricier septic system, and the nearest road on the Census Bureau's map is about a mile from the listing's pin.

What our data says

  1. Water: PRISM's 1991-2020 normals put about 56 inches of rain a year on this spot. USGS records 47 wells nearby, and the typical one is about 58 feet deep. The National Hydrography Dataset maps a stream within a mile.

  2. Septic: USDA's soil survey maps Gurdon silt loam at the pin, somewhat poorly drained, so the ground stays wet for long stretches. A standard septic field probably won't pass. Expect an alternative system such as a raised mound, which our cost table puts at about $10,000 to $18,000 in Arkansas.

  3. Ground and growing: The slope at the pin is under 1%. Our frost readings give about 227 days between the last spring frost and the first fall frost, late March to early November. The soil is acidic (pH 4.8), so a garden will want lime. FEMA maps no high-risk flood zone at the pin, and the Forest Service rates the wildfire hazard moderate.

How you get in: The Census Bureau's road map shows nothing closer to the listing's pin than a local road about a mile away, not even a mapped private road or track. The pin may sit deep in the tract, or the way in may be a logging road. Before you offer, ask for the recorded access: frontage on a county road, or a written easement. A title company can confirm which one you would be buying.

What we could not know from public data

  • Whether the soil passes a septic test. USDA maps a wetter soil and a better-drained one within about 500 feet of the pin, so where the drain field goes matters. A Designated Representative certified by the Arkansas Department of Health does that test.
  • Whether a well here finds water near 58 feet. That figure is the middle of the USGS records nearby, not a test of this ground.
  • Whether wired internet reaches the land. The FCC map shows service near the pin, not at it.
  • Whether Clark County zones this land. Arkansas leaves zoning to each county, and we have no zoning map for Clark County.
