How Do You Get Water on Off-Grid Land?

Off-grid water comes down to three sources: a drilled well, captured rainwater, or hauling it in. But the question that actually decides a parcel is not which one you pick. It is whether the land has reliable, year-round water at all, because water is the one thing you cannot add cheaply after you buy. A dry lot stays dry, for an off-gridder and a homesteader alike. This guide covers how much water you really need, what each source costs, the Western water-rights rule that can leave a new well behind older claims, and how to check a property before you wire money.

  • How much do you need? Grid homes use 80 to 100 gallons per person per day. Off-grid, most people cut that to 20 to 50 with a composting toilet and low-flow fixtures.
  • A drilled well: Roughly $5,500 to $9,000 for a typical system, and far more where the water is deep. The median US home well is 142 feet deep (USGS).
  • Rainwater: About 600 gallons per inch of rain on a 1,000 square foot roof. Workable above roughly 15 inches a year, with large storage to bridge dry months.
  • Hauling: A penny or two per gallon at a fill station, plus a 500 to 1,500 gallon tank. Fine as backup, tiring as a primary plan.
  • The Western catch: In most Western states you may not legally own the water on your own land. Prior-appropriation law can put a new well behind older claims.
  • The one number that matters: Year-round reliability, not average rainfall. A seasonal creek and a deep, dropping aquifer both read as water on a map and fail in August.

How much water do you actually need off-grid?

Less than you would think, but more than you can wave off.

The average American home uses 80 to 100 gallons per person per day, and most of that is indoors (USGS Water Science School). The toilet alone is about a quarter of indoor use, the single largest share (EPA WaterSense). Off-grid households routinely run on 20 to 50 gallons per person per day by swapping the flush toilet for a composting one, which saves roughly 6,000 to 7,000 gallons per person a year (about 13,000 for a two-person household), then adding low-flow fixtures and reusing greywater on the garden.

What this means for you

Your water need is a design choice, not a fixed number. The lower you push daily use, the smaller and cheaper every other part of the system gets: less well yield, less storage, less rain to capture. Decide your daily target first, then size the source to it.

What are your water options on off-grid land?

There are four, and most homesteads end up combining two.

Each trades cost against reliability:

  • A drilled well. The most common primary source and usually the most dependable, if the aquifer is there. You pay once to drill, then run a pump on solar.
  • Rainwater harvesting. Catch roof runoff into tanks. Clean, soft water and legal across most of the East, but it depends on rainfall and needs large storage to bridge dry months.
  • Surface water. A spring, creek, or pond. Excellent when it runs year-round, unreliable when it does not, and most rural creeks run only seasonally.
  • Hauling. Trucking water from a town fill station to an on-site tank. A reasonable backup or a bridge while you drill, a hard way to live long term.

How much does an off-grid well cost?

A typical drilled-well system runs about $5,500 to $9,000, but depth and rock can multiply that fast.

Drilling is priced by the foot, usually $25 to $65, and the geology decides where you land: soft sand and clay are cheap, hard granite is not. The median US home well is 142 feet deep (USGS Scientific Investigations Report 2021-5069), but a median is not a promise. In the arid West, wells routinely run 300 to 500 feet and cost tens of thousands, and a deep well can still come up dry.

What this means for you

Before you fall for a price per acre, call a well driller who works that area and ask what local wells cost and how deep they run. A $20,000 swing in well cost dwarfs most differences in land price, and it is knowable before you buy.

Can you collect enough rainwater to live on?

Often yes in the East, rarely as a sole source in the West.

The math is simple. Gallons equals roof area in square feet times rainfall in inches times 0.623, minus the 10 to 25 percent you lose to runoff, the first flush, and evaporation. One inch of rain on a 1,000 square foot roof is about 600 gallons (University of Arizona Water Wise). A 1,500 square foot roof in a place that gets 20 inches a year yields roughly 15,000 gallons, around 40 gallons a day if you store enough to bridge the dry season. Below about 15 inches of annual rain, rainwater becomes a supplement, not a supply.

Do you actually own the water on your land?

In the Eastern US, mostly yes. In the West, often no.

The country splits near the 100th meridian. East of it, riparian law lets a landowner make reasonable use of the water on or under the property. West of it, most states use prior appropriation: first in time, first in right. Water is assigned by who first put it to beneficial use, not by who owns the land it sits on, and a right can be lost if you stop using it. A new well can sit behind older, senior claims.

Most Western states carve out an exception for small domestic or exempt wells serving a single household, but the size of that exemption varies by state, and surface water and rainwater are tighter still. Colorado caps a household at two rain barrels totaling 110 gallons, for outdoor use only (Colorado HB16-1005, via Colorado State University Extension). That is the strict end, and it shows the principle: in the West, captured water is not automatically yours.

What this means for you

If you are buying in a prior-appropriation state (Colorado, Idaho, Wyoming, New Mexico, Arizona, Nevada, Montana, and most of the West), confirm with the state engineer or water board that you can legally drill a domestic well and what it permits, before you buy. The land can be perfect and the water already spoken for.

Why is water the single biggest risk in off-grid land?

Because it is the one input you cannot manufacture, and across much of the country it is getting scarcer.

Sun, soil, and a buildable site are roughly fixed. Water is not, and where it is short it is going fast. Around Phoenix and Tucson, groundwater has fallen 300 to 500 feet, pumped faster than it refills (USGS Ground Water Atlas, HA 730-C). Parts of the Texas and Kansas High Plains are down more than 200 feet over the Ogallala aquifer. The Southwest just lived through its driest 22-year stretch in at least 1,200 years (Williams, Cook and Smerdon, 2022, Nature Climate Change). And most desert creeks are not real water: more than 95% of Arizona's streams flow only seasonally or after storms (EPA).

That is why a cheap, sunny, lightly-zoned desert parcel can score well on every other factor and still fail. When a shallow well goes dry, fixing it means drilling deeper, which runs $5,000 to $25,000 or more and can take months during a drought. How do you check a parcel's water before you buy?

Read the well log, ask the neighbors, and confirm the water rights.

Five concrete moves:

  1. Get the well log. If the parcel has a well, the state keeps a completion report listing total depth, static water level (how far down the water sits at rest), and yield in gallons per minute. Compare the original numbers to a recent test to see whether the aquifer is dropping (National Ground Water Association).
  2. Judge the yield. Most homes want a sustained 6 to 12 gallons per minute. Under 6 means you will need a storage tank or cistern; under 5 is low-yield and needs careful, timed pumping. Even 1 gallon per minute is livable with enough storage, but know what you are buying.
  3. Ask the neighbors and the local driller. Nearby well depths and yields predict yours better than any listing. The driller who works that area already knows what the ground does.
  4. Confirm the water rights. In a Western state, check with the state water office that you can legally drill a domestic well, and whether any surface water on the parcel is already claimed by someone upstream.
  5. Map the real water. Find out whether any creek or spring runs year-round or only after rain. Seasonal water is a bonus, not a supply.
