Water access

Water carries more weight than any other dimension because it eliminates properties outright. A well that yields 1 GPM handles a household. A working homestead with livestock and irrigation needs 3-5 GPM.

Most states maintain public well log databases. Search by parcel address or tax ID for depth, yield in gallons per minute, and static water level. If no log exists for the parcel, search neighboring properties. Well characteristics tend to be consistent across a local area. If no well exists at all, call a local well driller before you visit. Legal access

Road access comes in three legally distinct types. Deeded access means the road is part of your deed, the most secure option. Food production
